In Bremen's Überseestadt district, Europahafenkopf is an innovative urban quarter located directly on the harbour. Characterised by four high-rise buildings along the waterfront, the area is home to the international property company Zech Group’s new headquarters - an 18 storey landmark. For this prestigious project, TRILUX implemented a lighting concept designed by Reese Lichtdesign Hamburg, including a custom solution that perfectly combined office furniture and lighting. Developed in close collaboration with the architecture firm jes, this unique system integrates lighting into a room divider.
With its new headquarters at Europahafenkopf, the Zech Group has created 30,000 square metres of ultra-modern officespace and set a new benchmark in terms of functionality and architecture. Each of the 18 storeys has been designed for different usage scenarios. There is an exclusive restaurant on the top floor. The ground floor impresses with its spacious lobby and a multifunctional area that can be used as a harbour market with a food court during the day and for events in the evening.
There are 15 floors of office space used exclusively by Zech, where we ensure optimum lighting conditions. The open-space concept of the office floors was specially developed to promote collaboration and agility. Spacious areas for teamwork, inviting lounge areas and flexible work islands with ergonomic workstations create an ideal environment for productive and creative work processes.
A standout feature of the office space is the TRUCK – a bespoke room divider with integrated lighting developed for the office space. It has a direct light component that ensures perfect visual conditions at the workplace and an indirect light component that shines upwards. "Due to the relatively low ceiling heights, we developed a wide-beam (bat-wing) optic especially for TRUCK to provide a uniform and gentle ceiling illumination," explains Oliver Petrowitsch, Managing Director at REESE Lichtdesign, who oversaw the project.
The indirect lighting components are networked as a swarm; if one person is working in the room alone, neighbouring luminaires are also activated so that nobody has to sit on a small island of light in a sea of darkness.
"To ensure that everything performed precisely as we wanted, we worked closely with the furniture construction team during the development of the TRUCK room divider," recalls Markus Wieschhaus, Area Manager Architectural at TRILUX. It was worth it; the result impressively demonstrates the potential of combining lighting and furniture. The project also contributes to sustainability, as the profiles housing the luminaires were repurposed from furniture construction, conserving valuable resources. Overall, it is a great reference that once again underlines our expertise in developing bespoke lighting solutions.
